How do I get started?
Most people assume that property investing is essentially buying
a property, finding a tenant and watching the cash roll in. This
is certainly one route into property investing, although you
need to be aware that the cash doesn't always roll in!
However, there are many, many other facets to property investment;
these include: -
- commercial rentals
- refurbishing property to sell on for profit or to rent
- property development including change of use development,
such as residential to commercial and vice versa, houses
to flats and vice versa, barn conversions, loft
conversions, self building to sell on, etc.
- land speculation such as buying land in the hope of
increasing values or gaining planning permissions
- finding deals for others
- partnering others in deals such as providing skills or
finance
- property management for others
- property reversions and reversionary investments
There are also a whole host of other ways to invest in property
as well as investing in other property companies or people; through
investment opportunities, partnerships, venture capital or on
the stock market - you can even put property companies in your
pension or ISA. This names just
a few and I'll cover most of them in future issues.
Even if you are sure you are only interested in residential
renting you should then consider the type of tenants you are
looking for; students, housing benefit, professionals, corporate
lets, asylum seekers or other
government tenants, military or government personnel, families,
smokers, pets, children?
You also need to consider the type of property you wish to purchase;
flats, executive apartments, holiday homes, UK or overseas, houses,
bedsits, inner city terraces or large detached family homes to
name just a few. This may depend more on the tenant type you
choose or vice versa and also your target market and/or area.
You will also need to consider whether to self-manage or use
an agent, the entity you will use such as trusts, a limited company
or private purchase and also your budget and time commitment.
You should also reflect very carefully upon your goals (more
on investment goals in a later issue). Your current and future
requirements should heavily influence your investment and buying
decisions.
So, when considering which area of property investing to go
into take a long look at where you are and where you want to
be, not only geographically and financially but in your life
too.
Whatever you decide to do, don't spread yourself too thin -
pick one idea that really fires you up and go for it.
Estate Agents - what they say and
what they really mean...
WIDE OPEN FLOOR PLAN - Previous owner removed all supporting
walls.
SECURITY SYSTEM - Neighbour has a dog.
MOTIVATED SELLER - Has been on the market for 14 years.
CONVENIENT - Located on freeway entrance ramp.
MOVE IN CONDITION - Front door missing.
COZY - No room larger than 9 x 6.
BOX ROOM - Suitable for accommodating one or two large cardboard
boxes ... folded.
BY PRIVATE TREATY - If it went to auction it would never reach
the reserve price.
DECEPTIVE APPEARANCE - It looks terrible.
EASILY MAINTAINED - Requires at least two gardeners and live-in
maid.
EXTENSIVELY MODERNIZED - Former DIY owner had a breakdown under
the strain.
MUCH SOUGHT AFTER - It's been on the market at least twice before
and still no one wants it.
Stamp Duty Free
You may or may not know that the
Government recently declared certain postal code areas free of
Stamp Duty for purchases under £150,000 (as of current
legislation) - these are called Disadvantaged Areas.
Most of us assume that our conveyancer or solicitor will deal
with stamp duty issues and inform us of what is or isn't payable.
However, it has come to my attention that they don't always
check whether your property is in a disadvantaged area. I have
had this happen to me when I needed to use a different solicitor
to my normal one and when I queried
it I was told that they expected me to tell them. I am also aware
of this happening to other people too.
Now I ALWAYS check whether the property I'm buying is subject
to stamp duty or not simply by using this search facility on
the Inland Revenue website:-

Make sure you do too!
